Invitation to meet --->
All of this is merely an “example”, but it illustrates how life might be. We will have to wait and see what the site will actually be like and the planing rules of the land. This floorplan here would be an ideal scenario. Each house would have nine private rooms for the respective residents and each private room would have approximately 25 m². That would include its own toilet and a bath or shower. On the ground floor there are two resident rooms for the disabled, with a dry parking space for two electric buggies and charging stations - in case a resident is disabled or becomes so.
The communal area is planned to be spacious. The ratio of communal space to private living areas is approximately 50/50. In addition, there is storage space in the loft for each resident.
With space for pushchairs, prams etc. (9.6 m²)
With a bench and a large communal table (23.64 m²)
There are two spacious, fully fitted kitchens with dining areas (26.6 m² and 24.6 m²). Each resident has their own fridge – yes, eight fridges in total.
Two pantries (4 m² and 2.8 m²) with dedicated shelving for each housemate. A freezer with basket inserts
For watching TV, a sofa area - reading, sitting, yoga, reading the newspaper, parties, etc. (41 m² and 64 m²)
The studio is available for everyone to use and can be used for example for artistic hobbies, as a communal office, as a gym or for meditation (48m²).
There is a storage room (11.4m²) for archives, cleaning supplies, etc.
The guest WC which includes some building services equipment is located in the hallway area (5.5 m²)
A spacious cloakroom near the entrance area provides space for all residents’ coats and shoes (5.5 m²).
One serves as the main entrance area. One serves as a storage area for wheelchairs/electric buggies with direct access to two flats suitable for people with walking difficulties. The third and fourth contain a fireplace; one of these two also features the second staircase leading to the first floor.
Each resident is allocated a private, though unfenced, storage area in the loft (approx. 16m² each) for storing furniture that has become surplus as a result of communal living.
Corridors with space for built-in cupboards for residents’ crockery, files or laundry.
A single bill for internet/telephone and a single TV licence fee.
There are eight parking spaces at the house which can also be used for storing other items e.g. bicycles, sailing boats, gypsy caravans, building materials etc.
There is a garden shed for garden tools.
There is a large, undivided garden with a pond (grey water usage). Each housemate is allocated a private area for subsistance gardening 7 permaculture.
The floor area figures given above refer to what is technically termed ‘living/usable area’. One could also call it net floor area (NFA); in layman’s terms ‘carpet area’.
Use of living space:
Blue = private living areas, Yellow = communal areas
The basic layout would have to be adapted to each location. If the preplanned version is to be followed it will be a terraced house. And should the need ever arise to dissolve the entire project this could later be ‘broken down’ into four terraced houses along imagined ‘perforation lines’. The house would thus be perfectly marketable again and would not be an unsellable specialist property.
The proposed house is approx. 34 m long and approx. 9 m wide and has a gable roof (acrylic glass roof for solar water heating pipes). There would be two storeys with approx. 543.5 m² of living space, including the four conservatories. There is also approx. 160 m² of storage space in the roof. The house will not have a basement. The plot needs to be 1.500 m² or larger.
There is also floor in the attic for storage rooms and for the laid-out black solar heating tubes.
619 m² of living space on the ground and first floor (including conservatories)
160 m² of net storage space in the attic + 135 m² of technical utility space for the solar heating system in the attic
330 m² of floor area (including conservatories)
290 m² net floor area
990 m² gross floor area
2.500 m³ gross internal volume (including conservatories)
Circulation areas have been added to the living and usable areas. Gross internal volume vs. gross floor area 2.53
